Reservations, Rates, Payments and Cancellations

Flexible Rate – The reservation may be canceled or changed up to 30 days before Check-In, on which date 50% of the reservation value will be charged. The remaining 50% will be charged 2 days before Check-in. In case of change, cancellation or no-show, the amounts already charged will not be refunded.

Non-Refundable Rate – The reservation will be paid in full at the time of booking, and will not be refunded in case of change, cancellation or no-show.
Reservations with an extra bed or cot, intended for children, are subject to confirmation and may incur additional costs. Guests up to 11 years of age are considered children. Reservations can be paid in cash, bank transfer or debit/credit card. The prices shown include taxes at the legal rate in force.

Number of Guests

The established price is that set out in the price table and/or the reservation, through any promotions or discounts. If the number of people exceeds that contracted, the person responsible for the reservation must request prior authorization from Maranhão Sociedade de Construções, Lda and pay the respective supplement, if applicable. The capacity is set by Turismo de Portugal or an equivalent entity with powers for this purpose.

Guest behavior and duties

1. It is the Guest's duty to strictly comply with the Law of Silence (between 10pm and 8am);

2. Comply with accommodation regulations regarding service times provided (Check-in, Check-out and Cleaning);

3. Take care of and respect the House's equipment that is made available, whether inside the accommodation or outside it;

4. Any irregularity found in services, equipment and/or facilities must be communicated to Maranhão Sociedade de Construções, Lda;

5. The entry, stay or overnight stay of visitors not assigned to the reservation and/or a greater number of people specified in the reservation is not permitted, except with prior authorization from Maranhão Sociedade de Construções, Lda and may incur additional costs.

6. Smoking is prohibited inside the House.

Losses and damages

Any damage caused by Guests to objects, furniture or other properties belonging to the House are their sole responsibility. The costs of repairing the damage must be paid on the Check-out date, at market price.

Security deposit

A security deposit of €250 (in cash or Credit Card) is required at check-in and will be returned at check-out in the absence of any losses or damages caused.

Schedules

Check-in takes place between 3pm and 7pm while Check-out takes place between 8am and 11am. You can request early check-in (from 12:00 pm) and/or late check-out (until 3:00 pm), which are subject to availability and may have an additional cost.

Clothing and Baths Sheets and towels are always changed when guests change. For stays longer than 3 nights, towels can be changed if necessary. Clothes can also be changed at the Guest's request. Due to sustainability concerns we ask that you consider changing clothes. If you would like them to be replaced, please ask our team.

Car parking inside Douro Green

It is our intention to provide our Guests with a high degree of satisfaction, so we build and prepare parking spaces close to your accommodation. If it is not to your liking, we would like you to provide us with your opinion and/or suggestion.

Animals

Pets are not allowed, except for Assistance dogs (Decree-Law No. 74/2007), in which case the person responsible for the reservation must request prior authorization from Maranhão Sociedade de Construções, Lda and may incur additional costs.

Competent forum and jurisdiction

These Terms and Conditions are governed and interpreted in accordance with Portuguese law. Both parties agree, in the exclusive interest of Maranhão Sociedade de Construções, Lda, to elect the Portuguese courts as the competent and exclusive forum, to judge and decide any processes, actions or legal measures that may arise or result from this contract; unless it has been agreed that in this clause the election of the competent forum in the exclusive interest of Maranhão Sociedade de Construções, Lda reserves the right to present legal actions against the user in Courts of competent jurisdiction in any other country.

Dispute Resolution

Other information Maranhão Sociedade de Construções, Lda reserves the right to unilaterally cancel the stay and request the immediate vacancy of the house in cases where the terms and conditions of the reservation are not complied with. It is the Guest's sole responsibility to care for and safeguard objects and/or documents.

The photographs presented on the website are not contractual in nature. Although every effort has been made to ensure that the photographs, graphic representations and texts reproduced to illustrate DouroGreen provide as accurate an image as possible of the proposed accommodation offers, some changes may occur, particularly due to changes in furniture or possible renovations. You cannot make any complaints regarding this aspect.
